Building a winning team
Sherpa Property Group's building partner, 5Point Projects, confirmed its reputation in Queensland’s south-east with another Master Builders Queensland award in Brisbane last week. The construction company took out its fourth consecutive award in the category for Residential Building (high-rise over 3 storeys) up to $20 million for Obsidian at Teneriffe.
Lead Sherpa, Christie Leet, congratulated the team at 5 Point Projects, saying the award confirmed the value that a partnership with 5Point Projects brings to the team.
“Trust is such an important thing when it comes to property and construction and when a building company receives recognition like this, it gives everyone confidence in their projects going forward,” Mr Leet said. “We did a lot of research to find the best building company to partner with and that research has obviously paid off. Our real strength, as Sherpa, is in finding amazing sites and creating the most liveable floorplans on the Gold Coast. But to deliver the dream need the best architects and construction people in the business. That’s why 5Point Projects is our preferred builder.”
Mr Leet said 5Point Projects were currently working on Perspective 488 and Perspective Two Sea at Palm Beach. The adjoining project are creating a Palm Beach community that includes three beachfront homes, a beach villa, seven one-per-floor apartments at 488 and nine one-per-floor penthouses at Two Sea.
“Two of our core values are innovation and “less is more” and with these projects we have challenged the way properties are traditionally developed on the Gold Coast,” he said. “Instead of opting for the maximum number of apartments and the biggest returns, our focus from the outset was on creating the best possible lifestyle. We want to produce the kind of property we would love to live in – from the best location to the best floorplan.”
Sherpa Property Group is currently preparing to bring two new projects to the market on the Gold Coast and both adhere to the “less is more” philosophy. Perspective Nexus is planned for a site at Palm Beach, overlooking the beach and Currumbin Creek, and Perspective Broadwater is planned for a site at Biggera Waters, overlooking Quota Park and the Broadwater.
Despite the site allowing for twice the number of residences, Perspective Nexus features just 34 – including 30 three-bedroom apartments, two penthouses and three three-level “Sky Homes” – giving buyers more space and privacy. Residences range in size from 235 to 600 square metres and are priced between $1.3 million and $6 million. Each apartment has a home office and private balcony. The Sky Homes also have their own private rooftop terrace, including pool and spa, with 360-degree views of Palm Beach stretching north to Burleigh Heads, south to Coolangatta and west to Currumbin Creek and into the Gold Coast hinterland.
Perspective Broadwater features just seven one-per-floor luxury apartments in the emerging property hotspot of Biggera Waters, which was one of the top 20 regional growth suburbs for Queensland homes, with a growth of almost 30 per cent in the last year. And there is still enormous potential for growth. REA analysis released earlier this month published a list of the top seven Gold Coast suburbs for delivering positive cash flows to investors, which included Biggera Waters.
Mr Leet said the early movers on property hotspots were the investors who locked in the most future value. “We often see substantial growth in a new hotspot before the market catches on to what is happening,” he said. “To make the most of the rising market, investors need to watch for the early indicators like the ones we are seeing now in Biggera Waters. And given the lifestyle on offer, Biggera Waters is particularly attractive to owner-occupiers as well.”
