Biggera emerging property hotspot

New research and analysis has confirmed Biggera Waters as an emerging property hotspot on the Gold Coast, which is great news for Sherpa’s upcoming project – Perspective Broadwater. Not only is the property marketing trending in the right direction for Biggera Waters but positive cash flows for investors suggest there is plenty more to come.

Biggera Waters was one of the top 20 regional growth suburbs for Queensland homes, with a growth of almost 30 per cent in the last year. But even after what is already a significant rise, investors can still make positive cash flow purchases in Biggera waters. REA analysis released last week published a list of the top seven Gold Coast suburbs for delivering positive cash flows to investors, which included Biggera Waters.

The Gold Coast Bulletin this week highlighted the case of a small business owner, Siobhan White, who purchased an apartment in Biggera Waters and plans to use the equity generated by almost 20 per cent growth for new business ventures. Creating wealth through equity in property can change people’s lives. That’s why one of Sherpa Property Group’s core philosophies is about creating buyer value – not just in the future but on the day of purchase. Sherpa believes your new property should be worth more on the day of settlement than on the day you signed the contract.

Recent analysis (as at May 2021), based on data from CoreLogic, Biggera Waters had a median house price of $865,195, an increase of 18.3% from May 2020 and demand continues to outstrip supply. The underlying demand for living in Biggera Waters is supporting good rental returns and it is also driving up values because of the limited supply.

Supply is tightening across the Gold Coast, with Urbis indicating the new apartment market had an estimated 3.3 months supply remaining in the March quarter (down from 8.3 months in the December quarter). As a result of the supply/demand imbalance, values are being forced up and potential buyers are missing out on opportunities. That’s why Sherpa Property Group urges buyers to register for projects like Perspective Broadwater to ensure they are the first to know when the project is about to launch and lodging an expression of interest for priority when it comes to receiving a contract.
